CAP rate is a short for capitalization rate. A quick way to measure the yearly return on a real estate investment.
I like to use this analogy: If CAP rate is 5%, you will need 20 years to get your money back if you made a purchase in cash. Think of it as the annual percentage return you would make if you bought the property entirely with cash.

CAP rate is not the sole method for evaluating an investment property’s worth. If you are an investor, you will likely want to know when your capital returns. Buyers may push the CAP rate higher by lowering the purchase price. Sellers tend to price with lower CAP rates in mind and often highlight other elements affecting the asking price.

If the location, price, features, and attributes suit you perfectly, paying more could be worthwhile.
